What changes the cost per m²

  • Finishes. They move the figure the most within the same building type.
  • Size. Up to 60 m² each meter costs 15% more. From 1,000 to 5,000 m² it drops 3% and from 5,000 m² it drops 6%.
  • Height. From 4 to 6 floors it rises 4%, from 7 to 12 floors 8% and from 13 floors 12%.
  • Location. Outside the Greater Metropolitan Area it rises 3% to 20%, depending on distance and region.
  • Building systems. Medical gases, air conditioning and backup power explain why a hospital costs more than a warehouse.
